COMPLAINT DETAILS (from renter)

Per NV Legislative, NRS 118. 300 The landlord may not increase the rent payable by a tenant unless landlord serve a written 60 day notice, or in the case of any periodic tenancy of less than 1 month, 30 days in advance of the first rental payment to be increased, advising the tenant of the increase. NRS-118.300 Violation- Per management, My renewal letter including a significant rent was mailed on 12/30/2021 and I did not receive the written notice until 01/06/2022 However my 12 month lease ends on 02/28/2022 meaning 60 days prior would have been 12/28/2021 I should have received the noticed. The property management had no intent of providing the proper notice by law, since the letter was mailed after my 60-day timeframe. St Lucia showed negligence in giving tenants the required notification by law, by mailing notices during holiday times and not scheduling notices to be sent by mail within a time frame were notices were received in accordance to NRS-118.300 I attempted to resolve the matter by reaching out to property manager Maria Cruz per email (which I have attached) to summarize, I asked if there was anyway I could get a shorter lease term at a reduced rate. I have been a tenant at the residence and is rarely even late. I have exceptional payment history and the only times I have been late is because of billing errors due to their system. But still, she only offered me 6 months at a $3 dollar discount from the 12 month renewal rate. I informed her that I did not received the notice 60 days prior and my rent had increase significantly is there anything else she offer, she replied. \\\\\\\\\\\\\\\"Unfortunately, not\\\\\\\\\\\\\\\" However, she did admit that the notices were mailed on 12/30/21, which is 2 days past required time by law. My rent increase from $1173 to $1426, a $253 different before added property fees. I tried to work things out amiably, but I will now just follow the law, starting with filling this official complaint. Thank you
