I have been renting a room and bathroom from Sofia Zavala since March 6, 2021 and have experience multiples issues that she dismissed on multiple occasions.
The first issue was the unsanitary conditions in which the bathroom and room were in when I moved in. I informed her of the unsanitary conditions these were in and Sofia advised that the prior tenants had left the property in poor conditions. I had to deep clean the room and bathroom in order to used them.
The second were noise complaints. Our renter’s agreement states that quiet hours start at 10pm on weekdays. She constantly violated this part of the agreement and retaliated every time I complained by making the volume higher.
Our original agreement was for me to have my own bathroom. She informed me in May that she’d be renting the spare bedroom and that I would be sharing the bathroom with another tenant. I agreed again to not cause any issues. While sharing the bathroom, Paul who is now her boyfriend never cleaned the bathroom properly in a timely manner, causing soap scum to accumulate in areas of the bathroom and creating more stains. Sofia started to harass Paul and I over the bathroom situation. I informed her that her boyfriend was not cleaning the bathroom and that he was being inconsistent with our schedule. She dismissed my concerns and continued to harass via text message. She now wants to hold me financially responsible for his negligence by taking this out of my deposit which is unfair.
The main concern was illegal entry. She informed me via text message that she had entered my bedroom to close a window. At the time, I was not aware that your landlord had to provide a 24 hr notice prior to entry. To not create further issues, I dismissed it. On a separate occasion, I advised Sofia that someone had entered my bedroom and she again denied and dismissed my concerns. I no longer felt safe and purchased cameras. On October 30, 2021 at 11:25 pm, my cameras videotaped my landlord, Sofia Zavala opening and entering the bedroom that I am renting. In the video you can clearly see that there is no emergency occurring at the moment. I informed her of my concerns once more and she dismissed them, advising that she had never agreed to provide a 24hr notice prior to entering the property. She also evicted me without reason and and continued to harass me while living there. Given that I had to deep clean the property, I would like my full deposit of $1,100 reimbursed along with the RPA fees.
