COMPLAINT DETAILS (from renter)

Tenants Katerina Montano and Nathaniel Montano failed to pay late fee for November 2017, and December 2017, totaling $120.. Tenants failed to pay December 2017 rent of $1250. Tenants failed to pay the damage deposit of $300. When tenants were asked to move out, they did not clean the house in any way, and left furniture items, trash, and many TV\\\'s behind. Tenants did damages to the house, estimated at $800-$1000. I am proposed several work-through arrangements, but have had no cooperation from either tenant. A one year lease was in place, and converted to month to month in May 2017. According to the lease, and New Mexico Law, the elements of the lease stay in place as long as the tenants remain in the rental, with consent of the landlord. In the lease, they have agreed to pay all attorney fees, should I have to take legal action to collect. Many other violations of the lease took place. 1) additional pets, not allowed by the lease. 2) Additional persons living in the rental, no allowed by the lease. 3) Wall Penetrations, inside and out (the installation of security cameras), not allowed by the lease. I have offered a settlement arrangement that will expire in May, 2018. Legal action will begin on May 1, 2018, if one of the options of the settlement is not selected and paid.
