This was the card I received with landlords explanations regarding $400 deduction for the tub, accusing us of leaving a bath mat in the tub (which should not pull up enamel) as well as other bizarre things such as her not being able to rent her house due to us leaving in the summer.

COMPLAINT DETAILS (from renter)

We were good tenants for 3 years paying $995.00 a month. The first two years were under contract the last year was month to month, as we had sick family members and did not know when we would have to vacate. We (renters) gave landlord 30 days written notice about moving out. We did repairs and cleaned the interior and exterior of the home (replaced lightbulbs, batteries in every smoke alarm, oven rings, repainted and cleaned carpets) to insure our deposit would be returned and to make it easier for the home to be rented. We requested a walk through with landlord on moving day and she refused. In our letter we gave her 30 days to return our deposit, however Arizona law states two weeks for return of deposit (A.R.S. 33-1321). Towards the end of July I sent two emails to the landlord asking nicely about the return of our deposit money with no response. On July 31, I mailed a formal request for the return of our deposit. On August 12, I received a \\\"card\\\" , a check in the amount of $500 dollars (which we did not cash, I sent her a letter explaining that I intended to take her to court, and would hold the check until this issue was resolved) a copy of an estimate to have her claw foot tub \\\"resurfaced\\\" totaling $400 dollars and her explanation of how we \\\"damaged\\\" the tub, which was only used 3 times due to enamel pealing off in the water. At any rate, she is attempting to charge us for normal wear and tear. In the card she also stated that she had difficulty \\\"renting\\\" her property because we \\\"left in the summer.\\\" Her unprofessional handling of our deposit return and attempt to short us of $400 dollars is against tenant rights and downright insulting. In addition, we endured countless issues with the property, such as broken A/C which she did not fix for 2 days with 100 degree weather, a leaking roof which the roofers nailed in through our bedroom ceiling, electrical issues, due to bad wiring costing me $200 dollars to repair my dryer, two ruined tires due to rusty nails under the carport, as well as water coming into our kitchen due to poor home design. There was no maintenance on the property. We did not complain, we did not charge her for issues. We want our full deposit returned to us.
