I am submitting a complaint concerning the poor services provided by Real Property Management on First Street in Louisville, KY. When I signed my lease for the property that I rented for over 2.5 years, I was very excited because the president of this company is Steve Roosa, an internationally known author on sustainability. I really thought that Dr. Roosa would practice what he preaches, and maintain his property. He did not.The following are issues that were problematic at the time I left the premises to move into a better apartment: Mold on the wall in the entrance area, in a closet and in the living room; bird excrement on boxes I had stored in a closet; my boxes chewed up by some kind of animal in the same closet; two leaks in the living room ceiling.(Pictures of all these issues available) I will not address the previous issues during my tenancy, except to say it was a huge undertaking to get Real Prop Mgt to correct maintenance issues. I also want to make it clear that I became physically ill most likely from the mold; my doctor said this was probably the case, after diagnosing me w/ an airway obstruction for which I needed an inhaler. Never had that kind of health problem before. Now, Real Prop Mgt has only returned a portion of my deposit after I moved out due to said health issue. Per KRS 383.580, I am entitled to the return my ENTIRE deposit because RPM did not do an initial or final walk-through and provide comprehensive damages lists. I only got $277.52 returned to me out of the $450 I paid upon move-in. RPM sent my check along with a list of alleged damages such as some cleaning, and a service call to provide me a key when I was locked out. Even if these charges were legitimate, so are my issues of crapped-on and eaten-through boxes, moldy walls, and living with ceiling leaks.Real Property Management not only does property management very poorly, they are also breaking the law. FORCE REQUIRED! After repeated attempts to resolve this complaint; management has FAILED to comply and requires force. The RPA has taken all reasonable efforts to contact the Landlord / Manager. They have REFUSED all request and will require FORCE. This case is closed with a negative disposition. |
