When I started packing to move, I realized many of my boxes were ruined due to having bird (pigeon?) excrement all over them.

This is one of several leaks with which I frequently had to deal. The leaks became more numerous, the longer I lived there. When I reported them to the landlord, he usually ignored my requests or gave me excuses about why the leaks were not fixed.

I reported a mold issue in my unit to the city twice. My doctor told me I had an airway obstruction, for which I was prescribed an inhaler, most likely because of the mold.

I am submitting a complaint concerning the poor services provided by Real Property Management on First Street in Louisville, KY. When I signed my lease for the property that I rented for over 2.5 years, I was very excited because the president of this company is Steve Roosa, an internationally known author on sustainability. I really thought that Dr. Roosa would practice what he preaches, and maintain his property. He did not.The following are issues that were problematic at the time I left the premises to move into a better apartment: Mold on the wall in the entrance area, in a closet and in the living room; bird excrement on boxes I had stored in a closet; my boxes chewed up by some kind of animal in the same closet; two leaks in the living room ceiling.(Pictures of all these issues available) I will not address the previous issues during my tenancy, except to say it was a huge undertaking to get Real Prop Mgt to correct maintenance issues. I also want to make it clear that I became physically ill most likely from the mold; my doctor said this was probably the case, after diagnosing me w/ an airway obstruction for which I needed an inhaler. Never had that kind of health problem before. Now, Real Prop Mgt has only returned a portion of my deposit after I moved out due to said health issue. Per KRS 383.580, I am entitled to the return my ENTIRE deposit because RPM did not do an initial or final walk-through and provide comprehensive damages lists. I only got $277.52 returned to me out of the $450 I paid upon move-in. RPM sent my check along with a list of alleged damages such as some cleaning, and a service call to provide me a key when I was locked out. Even if these charges were legitimate, so are my issues of crapped-on and eaten-through boxes, moldy walls, and living with ceiling leaks.Real Property Management not only does property management very poorly, they are also breaking the law.
