Dear Mr. Jeck,
My lease officially ended on May 31, 2014, and after multiple text messages, phone calls, and a letter (all on good faith), I still have not received any refund of my security deposit. When I spoke with you on the phone last Friday, you assured me that you had mailed the check last Thursday. To date, I have yet to receive that check, and I had stated to you on the phone that, if I did not receive a check within one week, I would file a claim with the Rental Protection Agency.
Originally, you had told me you would deduct approximately $200 from my security deposit for cleaning. However, because you have yet to send me cleaning bills or a check and it has been over two months since I moved out, I am looking for a full refund of my deposit. I also want to include a late fee of $50 for the time and energy that I have spent trying to resolve this issue with you. I believe that I have given an ample amount of time to resolve this issue; however, it is clear that we will not be able to resolve this without additional assistance.
In addition, I should have been entitled to a full refund of my deposit from the beginning because there is an addendum to the lease (that includes your signature) that stated that, if the listed repairs were not all completed, I would be entitled to a full refund of my deposit. For this reason, I am also filing breach of contract as a complaint.
