After living in the rental property for 2.5 years and being outstanding tenants - paid on time, maintained the house inside and out including keeping a "high maintenance" yard in great shape year round. We gave the property owner written notice 2/7/14 that we would be moving out 3/31/14. we requested a walk through with the landlord to identify items that needed attention so we could address prior to moving day. Twice a written request was made and landlord said they would not be available (was given two weeks prior to moving day to comply). After requesting the inspection report several times we were finally provided a list 38 days after out move out that listed items that were greatly exaggerated but were also items that could have been agreed upon and completed to owners satisfaction with out having to deal with the complaint process. Unfortunately neither party did a great job in documenting the issues prior to move out. The carpet cleaning and additional pet deposit should be the only items that should be deducted, the dollar amount listed to each charge was not substantiated with itemized receipts. With the reasons given as to why the deposit was not being returned in my eyes were very weak. I want to be fair but I don't like being taken advantage of either. From my point of view it was pretty obvious that my landlord had no intention of returning the deposit. Refusal to have a walk through inspection prior to move out and the lengthy time it took to provide the damages list not to mention unsubstantiated documentation (38 days). Landlord purposely avoided inspection till after we moved out of state thus preventing me from addressing these issues. I firmly believe the landlord is trying to get me to pay for "normal wear and tear" which should not be my responsibility. I do have videos of the property inside and out that shows the property to be cleaned and in great shape when we vacated on 3/30/14. Landlord wanting to charge $750 for hole patching and painting along with yard work. Landowner left picture holes when they vacated. I was in the process of filling/patching her holes and mine when she said (in writing) not to worry about this that she would take care of it. Since we moved out before spring arrived, the growth of plants, bushes, grass and weeds occurred after we have vacated the property. This type of yard work was needed every spring. I feel the owner is trying to make me pay for something that was her responsibility at that point.
