Worries about Landlord Authenticity

I responded to a rental posting on craigslist. The property is a $200,000 condo (309 W Washington Ave #503) in which I would be renting for $500 per month. The landlord has apparently bid on some petloleum land in Nigeria and is now residing there. I’m getting to the point of a decision and don’t know what to do. I contacted an agent that was looking to show the proerty for purchase that said I should proceed with caution as the property is owned by the developer. On the other hand, the "Landlord" also sent me a legal rental agreement via email (also worth noting was that there were 3 emails, 2 for the property I’m inquiring and 1 for one in Oshkosh). Any advice in what to do or some steps I can take to avoid being ripped off for the security deposit ($500) if I mover forward?
