security deposit return

I am getting ready to move out of my house. There have been numerous problems with my property manager, but the latest is that when I submitted my 30 day notice and pro rated rent check (dated 1 Jan 12, sent on 9 Dec 11) she cashed my check, then called me a week later saying that I would be forfeiting my entire deposit ($1100) because the notice wasn’t given on the first day of the last month of occupancy. The lease agreement states 30 days before the last month of occupancy, but the lease expired 8 months ago, and she refused to let me come in and re-new my lease. She didn’t discuss the provisions with me of a month to month, in fact she refused to return my calls for almost a month after the lease expired.
In addition to this she has:
Failed to fix a water heater 3 times, 2 of which were in the dead middle of winter (finally fixed it after I threatened to call a repairman and charge her)
Fix a leaking dish washer (after I told her I would continue using it)
Fix a damaged roof twice (only after I informed the property owner both times)
Told me to send in receipts for any work I had done, then when I did, she came back and said she was going to charge me over $1000 for other things that were previously ok
What should I do?!?
