secure rental payments

my friends are renting a  house w/ land and outbuildings
 the owner has it on the market
but no one has shown interest in 14 months – the bank tells the owner she must sell by 6 months – she said she has a blanket mortgage ( she owns several houses/ properties )
 their concern is that the owner will not apply the rent to the mtg pmt due on the house,, is there a way they can make assurances the money is applied to the  mortgage pmt?
 do they have any "protection" if the bank wants to evict them because the mtg hasn’t been paid in months?

So you are wondering if you can somehow force your landlord to use your rent towards the mortgage payment. The short answer: No! The longer answer: Not a chance!

Regardless of the possibility of foreclosure, you can’t force your landlord to use your rent money towards anything. Your idea in theory sounds great, but it would be unconstitutional to force a business (landlord) to use your rent for anything other than their own purposes. If your landlord defaults on their loan, that is between the landlord and the bank. Unfortunately, renters have very few rights during the foreclosure process. In fact, if you fail to pay your landlord rent, you will be in breach of contract and be responsible for fees, penalties, and even eviction.

When renting an apartment is is extremely to do your due diligence before renting. If you rent from a landlord that gets foreclosed on, you lose. However, you will have right to sue the landlord for damages. There is no way to pay your rent securely. The only option would be to set up some type of escrow account, but that would require the landlord to agree to those terms which is very unlikely.
