Renting with Medical Issues

Been in my apartment for 1 yr and 7 mo’s, I live on the second floor. I have 5 mo’s left on my lease. Now I’m having back problems, which it’s hard for me to get up and down the stairs. The first week my back went out, I was unable to go to my apartment, and I had to stay at a friends house for a week. Now I’m 10 weeks out still having back problems. My doctor is now sending me to a surgeon. It is possible that I may have surgery. I’ve talked to the apartments and asked about moving. They don’t have a down stairs available, but at the same time, won’t let me out of my lease. To be truthful I don’t want to live down stairs, I’d rather move out of the apartments. They came back and told me that I could get out of my lease if I pay 85% of two month’s rent. Which I really can’t afford. I’ve told the apartments that I’m not renewing my lease, so it would be great if they would let me move, it’s going to be easier to get people to help move me once, rather then twice. Did I mention that I also have a note from my doctor stating I need to move downstairs? 

My question is, what are my rights?
