Termination of a renewal lease prior to the effective date

I renewal lease on June 1, 2011 and it goes into effect August 16, 2011. I now have to relocate to another city for work. When I gave my written 30 notice on July 5th, the landlord said I would still be responsible for the 12 lease term even though it does not go into effect until August 16th. Is there any way out of this?
