non renewal of lease

My son has a child that is terminally ill with brain cancer, he is five years old. the landlord told him and his wife that they are not renewing the lease, because they want to move back in. The landlord told them today that they have to be out July 31, is this legal….don’t they have to notify them in writing and give them a specific amount of time?
Please….any help you can offer…this family is already going through to much….
