Need advice on our situation

We are a group of three students who have just paid a £300 holding fee each to secure a house beginning in June. Once we had paid this, we have five days in which to pay our deposit. On the fifth day we came back for them to tell us that the landlord had chosen to take the house of the market and therefore we could no longer have it! They offered us another property which we looked round but which was in terrible condition so we refused it, and it had been the original house we wanted. They then told us we would not be getting our holding fees back! How can they do this? We paid a holding fee for a property which was not provided through no fault of ours, yet we havelost £900?
