Long term rental damage deposit costs

 I’ve been renting a house from my landlord for 8 years and now am thinking of moving out. My landlord has said that I would have to pay to replace the carpet which is over 8 years old. How long is the life expectancy of a carpet anyway? What is considered normal wear and tear? Do I have to fill all the nail holes? The house is 104 years old and my landlord has not done maintenance (painting, carpet cleaning, etc.) in the time I have been here. What are my responsibilities? I’d appreciate any help you could give me. Thanks!!

Ask your landlord so you won’t be confused. Why would he want you to replace the carpet? Did he gave you a reason for that? If you have you have damaged the rental beyond normal wear and tear or fail to restore personal property. You are responsible for the repairs, but if not the it’s not. Check your lease if there’s any agreement that requires you to replace or repair when you move out. Or if you have your own policies stated on the lease that are related to your concerns.
