Landlord wants me to sign a lease addendum after I gave notice to leave and is charging me when my lease is already up.

My lease was up on July 15th. I informed my landlord 4 months ago that I was planning on buying a home and asked if we could go month to month once the lease comes up as I am in the home buying process. She agreed as that was already spelled out in our original lease agreement. Our home contract was excepted on June 29th and the documents gave a closing date of July 26th. I spoke to my landlord on June 30th and informed her that we would move out on August 15th. I gave her over 6 weeks notice and our lease was up on July 15th. She agreed and even confirmed by text our conversation. She even added in the text that she would accept 1/2 months rent for august. Then on July 30th (2 days before rent it due for aug) she sends me an addendum to our agreement that she is insisting I sign today. It states that I will give her a full months rent for aug and she will return "up to half of it" back on Aug 31st if the home is left in "move in ready condition". Can she do this? Why should I be forced to sign something so late in the game? I was told over a month ago that I would only be paying half the rent. She already has a full months rent as a deposit and a $400 pet deposit. Why should I pay her anymore!!! I’m really frustrated that she has known this for 4 weeks and expects this addendum to be signed, now 1 day before rent is due and expects twice as much money. I have expressed my concern and she basically said, well I didn’t have to let you stay past July 31st so I was being nice and working with you. If I had know she was going to act like this, I would have busted my butt and gotten out by today, now its to late for that to be an option.
What recourse could she have if I don’t sign the addendum and only pay her half the rent which she agreed to over text a month ago?????
