Landlord is moving into the unit downstairs

My husband and i have resided in our California rental for 5 years.  It is an upstairs unit of a two story tdivided house – two unit house.  We are very good friends with our neighbors residing in the bottom unit, and were told they just got and eviction notice and that the landlord was going to move into the unit permanantly. The property management just sent  us a renewal lease last week! We were not informed of these changes then, nor have we been notified by them yet.  Are they required to give us notice that the landlord is going to reside on the same property in the unit below us? Is it legal for her to share the garage withus as the previous tenants did? I would like to know my legal rights on this (if any), and what questions I should ask the property managemnt (if any).
