Landlord breaks verbal agreement and won’t fix problems

I live in South Carolina and currently renting a home.  The Landlord has verbally agreed that I can pay the rent in two seperate payments of $300.  I have been doing this since the beginning of the lease.  Paying the first $300 on the first Friday or following monday of each month as that is the day that I get paid.  I have been asking the landlord if they can fix the leak in the roof that is starting, the wiring in the house that has been acting irregular, and the plumbing in the bathroom that has been stopping up and the mold on the ceiling in the same room.  When I arrived home today I was greeted by a notice that I am 5 days past due on my rent and that I have five days to pay the rent or she will begin the eviction process and i will be charged the court costs.  Is there anything that I can do to resolve this matter not only with the eviction, but with getting the house fixed so that it is safe and within the standards of the south carolina building code.

A verbal agreement is as good and binding as a written agreement. Do you have receipts of your previous payments to establish that it has been your monthly payment pattern? And do you have proof that you have informed your landlord of the problems that need fixing in the apartment? If so, then you can bring them to your landlord and try to resolve the issue with her. If that does not work, a mediation company like the RPA can step in. I think there’s a complaint form that you can use on their site.
