Extreme Heat/Broken Air Conditioner

By Paige

We have an extreme heat advisory in our area through the weekend.  Our air conditioner is broken.  I know in Arizona, the landlord is required to fix it (it is deemed an emergency) but my landlord says they don’t have anyone in maintenance working on the weekend so no one will call me until Monday.  I need to know if I can call a licenced repairman to have it fixed.  It has been over 110 for 3 days in a row and it is supposed to continue for several more days.  What are my rights?  The landlord says I can’t deduct repairs from the rent.  Is this true when it could be a health issue?

Hi Paige. Were you able to review the lease agreement, if it was indicated that the repair will be under the responsibility of your landlord then you need to request for a repair on that, or you can also let it be repaired and have it deducted on your next pay. In some case that the agreement do not include that issue, you can negotiate your landlord for that. But it will always depend on the agreement you had.
