What are the laws towards a landlord putting in a new room/bathroom that takes up 1/3 of the house, while tenants are living there?

I was wondering if there is a law in UTAH that allows me to terminate a lease early (without having to pay extra) if we have to move out of state for work. I have been told by a few people that there is one, but can’t find it anywhere.
