Owner of the home who has no contract w/individual/individuals? want to evict for not pay rent

Simple, do not have a contract with renter, he has paid no rent for over a year. I want to evict him. How do I do this. I also want to find out who else he has
living in the home and evict them too. What is the first step and thereafter. Was on a month to month basis and I even lowered their rent to a ridiculous low
because he stated hardship. Still didnt get paid. Thanks!

Since it is your property and you have absolutely no contract with them, it sounds like less of a tenant/landlord situation and more of a guest/host situation. It’s your property, you can get them off. Look into the laws- or maybe just ask the local non-emergency police department if there is a way to remove these people from your property, as you have asked them to leave, and they have no legal right to be on your property if they do not have a rental contract with you. But, once again, check the laws! |

I had this same problem this summer. My husband rented to this family based on their word…never a good thing. So we did not have a lease or even know their full names and they had only paid us half the security up front and were to pay the balance upon moving in. Of course that never happen so we had to find their real names and serve them eviction papers and get a court date. After the court date we were able to have the Sheriff intervene and remove them on our behalf. When it come to tenants a verbal contract is never a good idea, you must always protect yourself. And even though you don’t have a proper written lease you still have to treat them like tenants and get them out. I started by writing my own eviction notice and handing it to them myself and following it up with a certified return receipt version that I then sent to my lawyer so he could get the court papers rolling that much faster.
