Rent Drop Off Box Regulation

We currently have a third party that collects our rent. However this process projects the lead time for us to actually get the rent out about 10 days. By the time we process the rent and know which tenant did not pay on time or has not paid, we are already looking rolling into the next month. We would like to notify our residents a lot sooner of late payment or non payment so would like to install either a rent drop off box at each property or at our main office. Are there any California State Regulation that makes this difficult? Is there a website we can investigate this alternative?

I don’t use rent collection services due to their long delay in reporting the rents. You are best to do it yourself. Maintaining control of your rent receipts is much better for you and the business. The rent collection services may seem okay– but they don’t work for my rental biz. |

I forgot to mention that this is no law that regulates how you collect rents, as long as it doesn’t violate any of the fair debt collection act guidelines. Placing a drop box onsite is a great idea. The RPA has an ebook on this topic that goes into depth about collecting rents. The title of it is “How to Motivate Renters to Pay rent Ontime, Everytime!” I suggest you download a copy of the book– it will get you headed in the right direction.
