What is a 30 day notice?

In the context of real estate a “30 day notice” is typically being used. A 30 day notice serves as a formal notification in writing that indicates that a landlord wants his tenants out of the rental property or if a tenant wishes to vacate the rental unit before or after his lease agreement ends.
Lease agreements often requires the tenant to provide 30 days’ notice if they decided not to finish their lease in order for the landlord to find a new tenant to rent and live in his property. There are really no mandatory requirements to be written in the letter, the letter must contain the intent of the tenant to move out and how and where the landlord can reach the tenant during the transition. The letter should be concise and professional no matter your relationship with the landlord was.
Here are some tips on writing a 30 days’ notice.
- Just to make sure that the tenant is complying with the lease agreement he signed before moving in, the tenant must review the terms and conditions and get the landlord’s information like his name and mailing address. It is very important that the tenant know the lease agreement first before doing any drastic moves.
- There are two options a tenant can choose from with regards to the 30 days’ notice. He can either download a pre-printed online letter of notice or he can write it himself. If he chose to write it himself, he needs to be sure to include the date he intended to move out, a requested schedule for a move-out inspection, his phone number where the landlord can reach him. Do not forget to include also your intention of getting your security deposit back.
- Once the letter is done, the tenant must mail it via certified mail with a return receipt request.

There are times when the lease state that the tenant must pay for equivalent to a month’s rent if the tenant breaks the lease early. So it is important that you read and review your lease agreement first before serving a 30 days’ notice. |
