Pros and Cons of replacing appliances

When I moved in to my apartment it already has a working washer and dryer that is very old, unproductive and not really effective when it comes to getting my clothes clean. I am seriously considering buying a new and working washer and dryer for the apartment. But I have a serious question in mind; would it be worth it for me to replace them? After some serious thought, here is what I think of the pros and cons.
Pros of replacing the washer and dryer:
- One way to reduce my utility bill for gas and electricity is to buy a high efficiency washer and dryer.
- Less detergent would be used.
- I never have to wash again my clothes twice because they are already clean during the first wash.
- My water consumption would drop, meaning I have to pay less for my water bill.
- I can now stop over drying my clothes.
Cons of replacing the washer and dryer:
- There are actually working washer and dryer in a laundry room that I can use anytime.
- Buying a new one could cost me about $1500 even more than that.
- It is heavy and expensive.
- It would take a while to lift when moved.
- It will not be on the list of items I have to get into the moving truck when I leave the apartment.
- There is no guarantee that I can get a refund from my landlord for it.
Have you recently replaced any appliances in a rental unit? Was it worth the trouble? Bear in mind though that there are times where you replaced one of the appliances in your rental unit and you can neither get a refund for it nor bring it with you by the time you move out of the rental unit. So it would be safe if you put in your lease agreement that any appliances you bought will either be refunded or is yours when you move out.
