Tips to get security deposit back.

Security deposit by definition is any form of money that a landlord asks from a tenant before moving in along with an advance payment of rent. It serves as a protection for the landlord if ever the tenant decides to terminate the lease agreement early or if he violates the lease agreement. Also security deposit is used for repairs if there are any damages made to the rental unit, cleaning or key replacement after you move out.
Tenants have the right to ask for their security deposit back by the time they decided to move out. They may be times when the landlord refuses to give it back in full so you have to fight for it. Here are some tips for those who want to have their security deposit back.
- Before moving in check the web first for the apartment and the landlord’s name and try to find if there are any existing or past complaints made by past tenants. If you find that there are numerous complaints better think of finding another apartment to rent, because you might experience the same problems the past tenants experience while staying in the apartment.
- When moving in be sure to read your lease agreement very carefully and if you find anything that is unreasonable then you can make alterations to the lease. Ask the landlord to provide you with a list of all the rooms there are in the unit and the condition they are in before you move and let them sign it after you had made a walk through.
- While living in the unit try being a responsible tenant and keep the whole apartment clean and sanitary. If damages and repairs must be done contact immediately your landlord and have them fix it up if they don’t and you opted to fix it yourself document everything.
- And lastly when moving out make sure to clean the unit. Again document everything and take some pictures of the apartment. Do a walk through with your landlord around the apartment and make them sign a document you made stating that you left the apartment in fair condition.
