Wear and tear

As a tenant it is your responsibility to make sure that the apartment that you are renting stays in perfect order and condition before you move out or before your lease is up. It becomes quiet a hassle and a fuss if you are being charged of wear and tear by your landlord after you moved out.
To prevent things from going out of hand by the time you move out, you must make a list or take a picture of the condition of the house before you move in in order to have a reference to what the apartment must look like after you move out so that your landlord cannot charge you excessively for wear and tear.
How can you know if the landlord is charging you the right amount for wear and tear? Here are some tips:
- Do a walk through. Before moving in, always do a walk through of the entire apartment to know what state it is in. I suggest you make a list or even take a picture of the fixtures, carpets, etc. of the apartment for future reference. This will also help you to determine if your landlord is over charging you for the repairs to be made after you move out for future tenants to rent the apartment.
- Hire a professional. A week or a few days before you move out hire a professional to check the state of the house. If there are any repairs in the fixtures that needed to be repaired or mess that needs cleaning so that by the time your landlord makes an inspection you won’t have to think about spending too much for wear and tear charges.
- Know your local state laws. Every fixture and feature of the apartment have its own life expectancy, it is better for you to know what its life expectancy is and what your state laws stand on it. Who knows maybe the law is on your side and it will help you in a way where you don’t have to through a lot of fuss for wear and tear.
