Landlord not renewing our lease

We moved into our apartment last january because of my sons school and paid full brokerage. We have had some minor heating issues whihc i have been talking to the management about that evemtually did get resolved after several follow up calls and letters. The super of the building is a puppet of the landlord. He has no authority to do anything without her permisiion. It is a no frills building with very basic maintainence.  The landlady is extremely rude adn unhelpful.Ther are several rent controlled tenants in the building so i guess the landlord does not want to do anything to maiantain the building for those of us who pay market rent. 
anywasys our lease is up for renewal but the landlord is not renewing our lease as he says that he needs to do repairs on our line and wants to bump the rents up. The previous tenant that lived in the apartment had been there for 7 years adn i need to know why he could not do these extensive repairs were not done then as now my son is getting displaced from school. my younger son will not get admission into the school as we will have to move out. I spoke to other tenants in the line and they have not been asked to move out. I think the landlord is mad at us as i put in several complaints about the poor heating in the apartment and now he thinks that we are painful tenants.
i need to know if there is anything that i can do to address this issue. We tried explaining our situation to the landlord but he does not care and wants us to leave. Please help .  Our contract does say that either party can terminate lease. Please advise how i can addfress this issue.

I’m sorry to have to break this to you but you’ve already said it – your contract says either party can choose to set your lease to non-renewal. Remember that you entered ina contract for a definite timeframe and that does not guarantee renewal at the end of the term. Besides, your landlord gave you a strong reason. The need to do repairs or renovations is actually a valid reason for your landlord to terminate your lease. Of course, if repairs are to be done, then the place will be unsafe for you and your family. As for your kids, I’m sure they will still get admission. There may be other places nearby that you can rent and to not bump into the same problem again, you can check the history of your next landlord by uisng RPA’s landlord checking services.
