Property Managment issues re: foreclosed property

I’m currently renting a property that has been in foreclosure since I moved in. We are renting through a Property Management company.  We have lived in the house since 08/2010.

The rent is not what I consider "cheap" at $ 1,700.00 per month. Two issues to this point, when we moved in the grass was dead which was duly noted on the move in inspection sheet and that was turned in timely to the Property Management company. They try to get us to replace the lawn (and went as far to admit that they are on the hook according to the owner because the lawn died in between the prior renters and us moving in, so the owner feels that the onus is on the Property Management company). Secondly, the overhead microwave broke and the repair man they sent out confirms that there is no fixing it that is needed to be replaced (this also means the exhaust fan doesn’t work). The owner did not want to replace the microwave and offered a counter top and then didn’t even come through with that.

Now they want me to sign a new lease (only giving 12 days notice to decide) or the rent will go up $ 100.00 per month.

My issue is that my elderly sick mother lives with me and I do not have the necessary monies needed to move.

Questions –

1. This property management company does not exactly strike me as ethical. I am worried about my security deposit. Any recourse here?

2. Is it acceptable to only provide 12 days notice re: a re-sign or rent increase?

3. At what point should the bank be getting the money?

4. Given what I have outlined, would it do any good to file a complaint with the DBPR?
