Is the lease even valid?

Our landlord said she will only except cash in 2012. We like to pay by check. The address on the lease is her address and she wants our mailing address to include “UP” for upstairs but that is not on the lease nor is it recognized by the post office. She left possessions in the rental unit and is damanding compensation for an item that was broken. She’s asked us to lie to the Building Commissionor and say that we are relatives. I do not believe this address is recognized by the county as a rental unit nor has she been reporting her income from it. Is our lease even valid under these circumstances, and if not, how do we retreive the funds we have given her for last months rent and security deposit and vacate the premises.
