Landlord Repair Responsibilities

I am preparing to renew my lease for a cafe in Texas.  My current lease says that I am responsible for all repairs (including plumbing, AC, heat, etc.)  The only thing listed as the landlord’s responsibility are problems with foundation, exterior walls, roof, and ‘other structural components.’  I know it’s legally binding because I signed it, but, before I renew I would like to know if this is the standard for commercial rental in Texas..or if it is even legal.  Thanks!
