HI. I AM RENTING A ROOMTO A MOTHER AND SON IN THE HOUSE, BUT THE LADY WHO LIVES THERE TOOK HER STUFF AND LEFT,  A WEEK AFTER SHE MOVE BACK IN WITHOUT GIVING ANY NOTICE. BUT BEFORE THIS HAPPEN THE SON CALLED THE POLICE TO ASSIST HIM IN TAKING HIS THINGS OUT AND WHILE THE POLICE OFICER WAS HERE HE ASK FOR HIS DEPOSITE BACK. I SAID NO BECAUSE THERE IS ALOT OF DAMAGE DONE TO PROPERTY AND POLICE OFICER SAID IT WAS OK. THE OFICER TOLD ME TO GIVE A 3 DAY PAY OR QUIT NOTICE. 6 DAYS HAVE PASSS AND THEY HAVENT LEFT INSTEAD THEY ARE MAKING MORE NOISE, BRINGING PEOPLE IN, DRINKING, SMOKING POT . I HAVE 4 KIDS AND I AM AFRAID SOMETHING MIGHT HAPPEN TO THEN. DOES ANYONE KNOW WHAT I CAN DO.

After the 3-Day notice and the renters still have not moved, you can go to a small claims court to file for an eviction. Bring to court the 3-Day notice that you have sent the renters and then seek an unlawful detainer action. By the way, aside from the 3-day notice, you can also bring the lease agreement and proof that the rent has not been paid. The renters will be called and will be given a chance to explain why the rent has not been paid. But if they don’t show up, you will get a judgment. Hope the issue gets resolved with a court eviction.
