Stability Protection

Am about to sign a lease for a house. The owner has tried to sell it for two years but no takers. He is going the lease with option to buy route. He.knows our sole interest is leasing. He has giving us options for price protection which is good. It comes with 30 day advance notice for noncompliance of lease terms. Our question and concern is whether he is allowed to exercise same in the event he finds a buyer down the road. What can we do to protect ourselves in this regard?
