Renter’s rights concerning cockroach infestation

My husband and I just moved from southern California to Little Rock, AR, into a rental home. We have been here for 10 days. When we moved in a found a couple of small 1/2 inch long dead cockroaches. Last night I saw a almost 2 incher above my fridge, just hanging out.
Question 1: Are cockroches common enough, that I should just put my exterminator on speed dial?
Question 2: The property management company is going to pay for a one-time complimentary extermination. Are they responsible for more?
Question 3: Do I have a large infestation or am I overreacting?
Any information would be useful, as I am not accustom to southern living, which I guess, involves large bugs.

I never in my life had roaches until i moved in with my boyfriend and his filthy family. Most cockroach species live for 3 to 12 months and take only 6 weeks to reach adulthood. Depending on the species each female can lay 13 to 50 egg cases, each containing between 16 to 40 eggs. So no you are not over reacting. |
