No response from Property Mgmt company for repair

By Roger

I’ve been living in a rental house for 8 months now that is managed by a Property Management company. They have an online Maintenance Request form to request repairs. About a month ago the house became infested with carpenter ants… they appear to have settled or nested under the siding of the house and under the house. Although i have filed two Repair Requests with them, and called and left voice mail messages, they have not responded to me at all about the situation. I’m sure that the owner of the home would definitely want the situation corrected before the ants do damage to the structure of the house. What can I do if they don’t respond???

No matter how many times you submit new maintenance request through your property management companies website, they will simply ignore your request to treat the home for removal of the carpenter ants.  Normally, ants wouldn’t exactly be the responsibility of the landlord… but in your case where you are contacting them primarily for concern for the property, it would seem important for them to respond and redeem the problem.
If the problem is bad enough that you it is also effecting you, then you will most likely need to step up to the next level.  You can try sending management a letter to see if the respond to written notice.  If they fail to do that, contact the RPA to file a complaint.
Thanks for being a responsible tenant.  I wish all of my tenants were like you.  Your right, the landlord (owner) would be furious if the property manager was ignoring your request when it can be damaging your landlords property.
Best of wishes!  Keep us up to date, I’d like to see what happens.

If your rental has carpenter ants, I would do everything possible to get rid of them..  theyre worse than termites!!  Here are some videos I found on youtube about the damage these ants can do.  Check out the piece of wood they devoured in the first video!  Scary stuff, good luck!!

Thanks for the info Scott. I think I will send them a letter, certified in fact, so that they can’t tell the homeowner that I didn’t make them aware of the situation.  I’ve owned homes in the past that had carpenter ants and they can do damage if left untreated. My father also used to own a lot of rentals and so I can relate to both the renter/landlord sides of issues, and although renting is temporary for me, I want to be as conscientious as possible when it comes to taking care of someone elses property.
