What are pet fees?

Have you ever wondered why your landlord is asking and requiring you to pay for pet rent even though you had already paid for a pet deposit? Listed below are some of the reasons as to why pet rent is asked by the landlord.
- Is it legal to ask for pet rent? As long as there are no discriminatory reasons as to why the landlord is asking for pet rent then the landlord or the property management company can administer it.
- What is the difference between a pet deposit and pet rent? Some tenants who have pets mistaken a pet deposit is the same as the pet rent but it is not. A pet deposit is the money a tenant gives the landlord before moving in that can be used to cover any damages the pet may do to the apartment unit. Pet deposit is a one-time fee only. While a pet rent is charged on a monthly basis and is not included on the pet deposit. The purpose of the pet rent is to cover the pet that lives in the apartment with the tenant. Along with the pet deposit and the pet rent there is also a non-refundable pet fee paid by the tenant when moving in.
- How can a landlord justify pet rent? During the tenant’s tenancy at the apartment there will be wear and tear that is going to happen. The wear and tear caused by human is different by that of the pet thus the payment for wear and tear is made separately. Animals inside the property can cause more wear than the human tenant i.e. animal paws and nails can ruin finishes, ruined landscapes, animal feces and more. These wears require resources to be taken care of. The most significant factor that determines the pet rent price is the weight of the pet; meaning the larger the pet is the larger the pet rent would be.
There are some pet friendly apartments that are custom-built for pet owners and their pets. These apartments have lavish landscaping and a lot of grounds for the pet to run and play into. However, this kind of apartment costs higher than ordinary apartments.
