Problem with landlord repair and honoring contract

My family and I have lived in a rental house since July 15 2011 in Colorado Springs CO. In our contract it states that the house came with a washer, dryer, and a microwave. We received the microwave in September and have never seen the washer/dryer. We asked the property manager and he said it was a typo. We signed the contract showing washer/ dryer. We do have our own washer/dryer, but the management property does not give and leniency on their end. Also we have requested that cracked windows be repaired since we have moved in. It is now very cold and we can feel the air blowing throughout the house. We have a bad deck in the back. A friend was over the other day and sat down on the bench and a whole board popped off causing him to fall. The stairs to the deck are crooked and my son has fallen. We have requested this be fixed multiple times. Our electrical outlets don’t hold plugs we have to tape them in. Sometimes they fall out and spark. When we told the management property he said thats just part of an old house. He made many verbal assurances that things would be taken care of to entice us to sign that he has not kept. We have been very patient. We did get new grass after waiting for months and were promised that the extra water would be paid by them. When the time came to pay the bill management tried to back out on it. They said our water bill was to low from the beginning. I had to pull all the bills and email them and they finally paid it. He than emailed us saying we better be prepared for high water bill in Spring and Summer to keep the grass going. What can we do to get these issues resolved? How do we ask for the washer/ dryer with out making our management company mad? They get mean when we ask for something and in fact said you guys from Highlands Ranch expect to much. (Thats where we moved from). There are many more things I could state, but i don’t want to ramble to much. Any ideas on how we can get what was stated in the contract would be much appreciated. Thank you for your time.
