Fee for paying Monthly?

My lease will expire in a month and I have already informed them I will not be renewing my lease so I will be renting month-to-month. I contract states the rent will increase but it does not state that the landlord will add an additional $250.00 a month fee for going month-to-month. Is this fee legal?
