Eviction without cause

I have been living in an "apartment" on my landlord’s property for four months now. Whenever I signed the lease, there was a verbal agreement that I was not to have anybody spend the night. His reasoning is that the building is apparently only zoned for one person and if something were to happen to the building while I had somebody else over, his insurance would not cover it. I thought that was a load of crap but reluctantly agreed. Well a family issue recently came up that required me to be able to house my sister roughly two nights a week for about two months. I thought it wouldn’t hurt to ask the landlord if I could do that and he said no.
It has been about a month since that request and I haven’t really said much to him since and never had anybody spend the night in that time period. However, now he has sent me a notice informing me that he is "no longer interested in continuing [our] agreement." His reasoning is that I have wronged him by being mad at him for not breaking the law and allowing my sister to spend the night. I was not aware of any such law and not only that, but I never allowed her to spend the night. Therefore, he is attempting to evict me even though I have not broken the lease agreement in any way. Is he able to do that or is it something I can fight? I know that laws for this type of thing vary from state to state so if it helps in answering my question, I live in Sevier County Tennessee.
