Carpet Depreciation??

Hi all, I recently moved out of my apartment, and was charged for carpet replacement because of stains left from the bottoms of the feet of my bed. My question is about how the value of the carpet was calculated. What is the average lifespan of a carpet? My landlord has stated 8 years, which seems like a gross exageration. They state that the carpet was 3 years old, and so I am responsible for 5/8ths of the value of the carpet. Is this accurate?
