Bad propery manager

Hi

 My wife and I have recently moved to a new rented property almost a month ago, the start of a 12 month single family home lease.

I have 2 queries – the first concerning the list of issues notified in writing to the property manager in the first few days of tenancy that have remained unresolved despite 6 emails in the last 4 weeks and numerous phone calls. These general issues range from no electricity in the laundry room, leaking air conditioning unit, padlocked site gates to the back yard but no keys, water softener unit not working properly, damaged screen, etc. My emails have grown stronger, asking for responses or remedies by certain dates but they are continually ignored by the property managers. What can I do next to encourage a response/remedy ?

The second issue is more specific. A friend of mine who is a qualified electrician visited the house and stated that the wiring to the water softener unit located in the garage is in breach of building code regulations. He says it presents a serious fire hazard as the unit is connected by an extension cord rather than wired directly into a permanent outlet. This issue is potentially life threatening as opposed to just being inconvenient like the first set of issues but again, the property manager has failed to do anything about it since first being notified of it over 3 weeks ago.

How can I force this particular serious issue as I do not want my wife, myself or my property to be exposed to this risk?
