Control freak jeckle / Hyde landlord / roommate

So my boyfriend and I cook dinner every night. We invite everyone who is home to join us. Even guests that arrive later. We clean, she hires him to fix a botched remodel that is not up to code, in fact, her own brother who happens to be a contracter, would not even touch,after a flood 6 months ago. My guy loves these kinds of projects as long as the time of day is reasonable. Most of the time, after a few beers and busting his ass for her after a long 12 hr day at his regular maintanece job, she expects him to drive home at 3 am. Well, he ended up sleeping over most of the time due to her can’t take NO for an answer attitude. Then when things between her and married guy went sour, she informed me that my man wasn’t allowed to come have dinner with me every night and that he was only allowed to sleep over ONE night a week. WTF! I’m a 42 yr old woman and I didn’t think my mother had returned from her heaven to bud into my personal affairs.. The heater is broken, the air conditioner is broken, the sliding door and screene are broken, the lawns look like they’re starving, her dog pisses and poos on everything because he is kept in a pen ALL DAY LONG, unless I was home, upon moving in, I had to help her remove tons of her crap out of my room,  i had to deal with the filth and dust along with the pungent odor of doggie defacation, crap piled on top of crap throughout the house and her need to keep a key to my room, piss stains on my belongings and my boyfriends shoes, her lifestyle choices, listen to her relentless life disaster with some married guy she drives an hour to stalk every weekend, her careless bathroom habits with aknowlgement of a spreadable std.  Then it happened…….her final straw was broken. A mutual friend was found sleeping in his car out front of our house as he n I went to walk the dogs. We woke up our friend and had him go lay down in my room. All was great despite all that I have endured. I had a place to be and so what if she can’t make reasonable reason out of functionality. In the end, our mutual friend apparently was not allowed over undeknownst to me and mine. But the ultimate and total confusion lies with the fact that she is the one who asked him to come over the night before and refused to answer her phone or the door when he arrived. I’m conflicted. So she starts ranting and raving and tells me to move out. Right then. This was about 2 1/2 weeks ago. On Monday, I came home to a 3 day pay or vacate notice gorilla taped to my door knob asking me to pay rent owed and utilities. I did a little research and discovered that her notice is incorrect. She cannot legally ask me for anything other than the agreed rent. She didn’t like that info when I told her. And I have yet to receive a copy of my lease which I have asked for repeatedly. So now, my fellow tenants, I ask your advice as to what I need and within my legal rights can do about this unfortunate living arrangement.
