Need to get renter out of the house
By Tenant
Having to evict a tenant can be pretty hard, especially if the tenant has been doing well with his rent and everything. Whatever the reason is and you really need them to move out, there are ways on making sure that what you are doing doesn’t step on his rights and hurt his feelings.
- Review the lease agreement that you signed with them. It is important you are familiar with this and know what it says regarding eviction, etc.
- Do not make up excuses. Tell the tenant your real reason for the eviction. Some landlords, to be able to avoid a lot of questions, look for faults or mistakes from the tenant to use as grounds for eviction.
- Be firm but understanding. Some tenants always ask for consideration and may even plea for you not to go through with the eviction. If you really need the property for something else and are fixed on evicting the tenant, stand firm but be understanding with his situation.
- Give the tenant enough days’ notice. The law differs in several states but it should say that you should give the tenant 30 days or more.
- Prepare their security deposit. In some states, you are required to make a separate bank account for security deposits. But if you didn’t create a separate account and had spent the money a long time ago, then it would be best to prepare the amount of the deposit beforehand before serving the eviction notice.
- Schedule for house inspection. Make sure you invite the tenant even if they already moved out for the inspection. So they don’t get surprises when getting their security deposit.
- Put everything on paper, always make sure you put any agreement you have with the tenant on paper. When things go wrong and you end up in court, a paper trail is the best evidence you can get.

Nice Post! Had a landlord accused me of using drugs just to be able to make me move out. |

If you are on a month to month terms with the tenant then yes you can easily evict him. But yearly lease is a different story and may need a longer process. |

Eviction seems to be too strong a word for me. If I need them to move out, I’ll just say you need to move out. Lol |

I’m fed up with these landlords making up stories just to get us to move out. |

Some of them make stories just so that they can easily break the lease. |

Landlords like that think that because they own or manage the place, they can do anythning they want. Well, they can’t. There are laws to follow and lease agreements to uphold. |

I’m a landlord and it’s sad to think that some landlords are like that. The post show what a good landlord should do. Kudos! |

Not all landlords are like that. My landlord was an angel and I was happy being his tenant. Had to move though because he sold his house. |

I once had a friend who had to move out because the landlord accused him of bringing bed bugs into the complex. Weeks later, the landlord’s girlfriend moved in to the same apartment. What an @55h073. |

Good one. Sometimes, we need to hear the landlord’s side of the story. |
