Landlord lets roommate out of lease…
By 2kings111
My husband and I entered into a lease 10/31/2011 with his best friend at the time. When we viewed the property the tenants moving out where the ones showing us around. The landlord never did a walk through before we moved in. We never filled out any past history, gave him copies of our ID’s and we were never asked for our Social Security numbers. It stated in the lease that he was resposable for paying water however he left it up to us to put the water in our names. Two months into the lease he states that his car loan went down and he would be moving out. The landlord let him out of the lease with out my husband or myself being present. The landlord let him leave with out making any arrangments to pay his portion of the rent. Our roommate payed the landlord $1100 to, "break the lease" My husband and I fell on hard times, my husband got very ill and ended up in the hospital both of us lost our jobs. We blew thru our savings while activly searching for jobs the whole time in contact with the landlord still making payents of $1100 a month. July 2012 we were short $550 but had just gotten a job we spoke to the landlord and advisd him we have half now and should have the other half in 2 weeks. He said that it was fine. The job fell through and we called out landlord to let him know the job fell through and we were makign arrangments to vacate the property. The landlord was on vacation for 2 weeks. We were in the process of moving out and cleaning up when he changed the locks on the house and started emailing about damages. I told him that I was aware that i needed to replace a door and clean the carpets but he was stating that we also caused damages to the blinds and that all the doors were in need of replacing. I advised him through email that when we moved in the previouse tenants, whom he had left in charge and was a representation of him, had left the blinds were broken in several places, there was red stains in every room on the carpets, some of the carpeting on the entry ways were frayed. The previouse tenant also stated that the landlord was aware of the issues and he was on with them. So now we are being threatened by the landlord for damages beyond repaid on the carpet, he states he has a reciept of new carpet right before we moved in.
