Early termination of lease…

We are moving from Colorado to California and trying to find a rental through Craigslist postings. We found a home and told the landlord we had 2 small dogs. My husband went to see the home and found the fencing was not equipped to keep our small dogs safe.  The home was also in disrepair.  I called the landlord and apologized that we needed to get out of the lease.  We sent him a deposit and first months rent and signed a 12 month rental agreement. His responce was that he would talk with us tomorrow but that we signed a legal document agreeing to rent the home for 12 months.  I am unsure what he will say tomorrow but I want to be prepared with knowing my rights in this situation.

Ouch! They say hind sight is 20/20… Never ever sign any agreement without full acceptance of the terms. If there was a chance that you might not actually rent the place you should first check everything out, then sign contracts only after you are willing to follow through with the agreement. If the landlord is reasonable, he may let you out of the agreement with minor penalty. However, I recommend offering some compensation for the time the landlord took the property off the market. You may be stuck. Never, ever sign an agreement until you are fully ready to follow through with it.
